Here Are 5 Things About Clayton, NC That Will Help Homebuyers.
Are you thinking about buying a home in Clayton, NC and you’re unsure of where to start or what to look for, what subdivisions you should be looking at? Here are five tips to help you find the right home in the right neighborhood for you and your family.
1. Clayton The Town & Clayton The Mailing Address.
First off most of the subdivisions with a Clayton mailing address are not actually inside the town limit they simply have a Clayton mailing address. They may be in the Clayton ETJ or they may be in Johnston County. If they are in the Clayton ETJ they are subject to possibly becoming part of the town and also you are required to apply to the town for any permits etc. It is also possible to buy a home with a Clayton mailing address but actually be in a different town, specifically Archer Lodge. For example the new subdivision called Heritage has a Clayton mailing address but is located in the town of Archer Lodge. But the utilities are with Johnston County which brings us to the next point. It is also possible to find subdivisions with mailing addresses of neighboring towns like Zebulon, Wendell, Selma and Garner that are actually closer to Clayton. It is likely we will see more of these subdivisions as the growth around Clayton spreads out.
2. Who Provides The Utilities In Clayton?
If the home you are buying is inside the town limits so in a subdivision like Bristol, the Town of Clayton is who you get water, power and trash pick up from. If you are buying a home in a subdivision in Johnston County with a Clayton mailing address, then it depends. It could be a combination of providers, for example Flowers Plantation residents get their water and sewer from a private company called Aqua and power from Duke Energy.Other subdivisions may get water from the county and power and gas from other providers. Trash pick up in smaller subdivisions tends to be left up to the individual while in larger neighborhoods one trash company does all the trash pick up. Here are the phone numbers of some of the utility providers in and around Clayton…

3. What Are The Zip Codes In Clayton
Clayton has two zip codes 27520 and 27527. 27520 covers the central part of the town, the downtown district and goes west and south out towards the Cleveland area and the 40/42 area. 27527 is on the eastern side of HWY 70 and covers the area out to Archer Lodge, Flowers Plantation and over to Wilson Mills.
4. Schools Are Decided By The County.
The public school system in Clayton is run by Johnston County Schools and school assignments are determined by maps drawn of the coverage area of a school. This is important to know if schools are on your radar. A subdivision on one side of the street may be assigned to one school while across the street a different subdivision would go to another school. Many of the schools are at capacity but if you buy a home that is assigned to a school, that’s where the kids would go. What this means is if you want your children to go to a particular school you find a suitable home and neighborhood in that school’s boundary. The schools are expanding their current classrooms in some cases and eventually will be adding schools if the growth continues. There is a new charter school scheduled to be built in Clayton along HWY 70 which is in the planning stages at this time.
5. How fast is the town growing…
Pretty fast and for a couple of reasons. Clayton has always been the place to get a great deal on a new home especially if you wanted a larger lot and some land. While that that is still the case prices have gone up as more and more people move to the Triangle. In Wake County land is becoming scarce and expensive so developers are looking east. The expected completion of I 540 which will have an interchange just outside Clayton and will connect the entire Triangle is forecast to bring even more growth. Clayton has also been attracting industry and good paying jobs with companies such as Novo Nordisk and Grifols both companies expanding their workforce and those workers adding to the growth of Clayton. Restaurants and bars are opening in Downtown Clayton and elsewhere a sure sign of growth.
