Why do Some Homes Sell For More Than Others
Not all homes are created equal, some cost millions and others thousands, some are custom built with every attention to detail and others are mass produced cookie cutter types. The ones I’d like to talk about are the ones that sell for more money and sometimes, but not always sell quicker than other similar homes in a particular neighborhood.
What Houses In Clayton, NC Sell Quickly And For Top Dollar?
When you have a neighborhood with homes that are roughly the same size, built with roughly the same materials, and are similar in age, condition etc. how does one house sell for $147 a square foot when the average home sells for $106 a square foot. There can be any number of reasons but basically these homes have something or somethings that make the home very desirable and thus people want to spend the money on it.
This Home In Ole Mill Stream Sold For $147 Sq Ft, Average $106 Sq Ft
Case in point is the last house I sold for my clients at 473 Christopher Dr. in the Ole Mill Stream Subdivision in Clayton, NC. A 2200 custom built square foot ranch home on a 1.8 acre landscaped lot with a detached 2 car garage. There is a lot more detail that could describe the house but the basics of why it sold for $147 a square foot in 22 days is in that sentence. It could have been just the fact that it had a detached 2 car garage making it a 4 car house but I think it was a combination of that and the lot and the house.

People are willing to pay for quality and this home in Ole Mill Stream had plenty of it, the 1.8 acre lot was meticulously maintained full of mature landscaping. The detached 2 car garage was only a few years old and was big 24×22, had a Heat/AC unit and sink. The home itself flowed well, had a large screened in porch overlooking the beautiful back yard. And the neighborhood worked, not to big, not a lot of restrictive covenants, and Ole Mill Stream is a neighborhood that resonates with people who want privacy and quiet but not necessarily solitude.
What Features Add Value To A Home For Sale In Clayton, NC
What other features would make a home in Clayton sell quickly and for more money. The first thing most people think about is a pool. In certain circumstances that is exactly what happens and in other cases a pool could in fact be a deterrent. I listed a house in the Cassedale neighborhood which is just down the road from Ole Mill Stream. This one had a pool and was overpriced but I knew it would appeal to someone. Sure enough someone wanted it so much they paid over the appraised value…a lot over.
Basements, Land, Workshops, Screened In Decks Can Help Sell Homes
Basements can help to sell a house, lots of folks moving to Clayton from Ohio, Pennsylvania, New York, New Hampshire where basements are very common. Land or acreage is a plus if its the right amount and it is the right type of land. Swampy swamp land does not appeal to most buyers but well maintained and landscaped lots or private wooded lots especially with river access can be good sellers. True workshops with work benches, 220 electricity, garage doors and lots of space are desirable.
So What If Your House For Sale In Clayton Is Just A Regular House.
There are lots of things you can do to make your house stand out from the rest and a lot won’t cost you anything but time and elbow grease. Clean and declutter are probably the first and foremost challenges to take care of. Have yard sales and get rid of stuff, it’s easier to sell it than move it. First Impressions are everything make sure the exterior is inviting and bright and tidy. A couple of bags of mulch will go a long way. If it needs it new carpet, paint, how old are the appliances?
