What Are The Hottest Selling Homes In Clayton And Archer Lodge In NC?
I started thinking about this blog post a couple of days ago after having a discussion with a contractor. He asked me a couple of questions about the housing market in Clayton and Flowers, Archer Lodge areas, where he mainly works. First question was ” Are there any homes for sale under $150,000?” and the second question was “Is there a market for custom built homes on large lots priced between $235,000 and $260,000?”
Homes For Sale Under $150,000
The answer to the first question about homes for sale under $150,000 in Clayton was…there are, but not anything like the amount of homes in that price range a year ago or even the beginning of this year. They are only found in certain neighborhoods, and a lot of them are on smaller lots whereas before you could find homes under $150,000 on acre plus lots in great neighborhoods with the good schools of Johnston County. They still pop up from time to time. There are very few foreclosures anymore and when they do come on the market they get snapped up pretty quickly. With the cost of renting a home in Clayton rising a lot of people will pay the same or even less by buying a house in this price range.
Custom Homes Under $260,000 in Clayton & Archer Lodge
The second question about the demand for new homes in Clayton and Archer Lodge priced under $260,000 on large lots came about because the builder is thinking of starting two new homes in that price range. We were standing in the driveway of the home my clients had just purchased in the subdivision called Edenton. My clients purchased this beautiful custom built home on a great flat wooded lot in a cul de sac. When searching for homes just like this one in this part of town, there was only one and we knew we had to act fast to get it which my clients did and bought it before it was finished.
Local Builder Or National Builder
There are a number of new homes for sale in this price range in the Flowers, Archer Lodge, Clayton area but again they tend to be national builders on small lots with slab foundation. A custom or semi custom home on a crawl space with a lot size larger than a half an acre is harder and harder to come by and they sell quickly, especially when the subdivision is in a good school district.
Pick The Builder First Or The Neighborhood First
There are a couple of different types of builders we talk about who build in the Flowers, Archer Lodge side of Clayton. First are the big national builders like Lennar, Eastwood Homes and KB. Then there are larger local builders like ForeverHome, Royal Oaks Homes, Capitol City Homes and thirdly there are smaller local builders like Homecraft Properties, Darryl D. Evans. The larger builders build hundreds of homes a year, the smaller ones 5, 10 or maybe 30 homes a year. So what does that mean to the home buyer who wants a new home. Larger builders buy in bulk and can offer more house, often with incentives such as appliance packages or closing costs. It used to be the case that the big builders could sell for less but the prices for all of them are fairly equal.The way they do that is by maximizing the use of the land they develop, so instead of 2 houses per acre of land they build 4 or more. They typically build on slab versus crawl space and you may find laminate and engineered hardwood in place of real hardwood and tile. City, County or Community water and sewer allows these builder to build on as small a lot as they like.
Why Do Some Homes Need Larger Lots
The local builders, and they are all different typically build homes on crawl spaces, not in large developments but rather in smaller subdivisions like Tafton and Edenton two established neighborhoods where there are still building lots available. Or a neighborhood like Heritage which just started and is in a great location across for the Archer Lodge Fire Station. One of the reasons for the larger lots is the septic system which requires a certain amount of acreage and most of these neighborhoods are now on county water. Square foot prices vary by builder and floor plan, two story versus a ranch style home.
Supply And Demand In Housing
With the smaller neighborhoods and less homes the supply and demand in today’s housing market has created a market for these homes that is seeing homes sold before they are finished and pre-sales when possible. There are home buyers who just won’t consider a home on a tiny lot right next to the neighbors and there are home buyers who would rather live in a large neighborhood with amenities like pools and fitness centers and small yards.
