Archer Lodge Next Boom Town Or What
Is North Carolina’s newest town getting ready to be the next boom town. Archer Lodge became a town in 2009 and has been steadily growing ever since. Residents of the then area known as Archer Lodge were eying the ever larger towns of Clayton and Wendell as they expanded their footprint and though they better do something. But that’s not the only reason, long time residents of this area wanted to cement the history of the town officially and recognize the uniqueness of what it was and what it was about to become. The town which grew up around a crossroads and the C. E. Barnes Store had a vibrant local community center, ballfields and a well supported volunteer fire department. Since the town was incorporated it has bought land and built a town hall and is purchasing land for more sports fields. It does have a planning committee but as yet is too small for many typical town services.Outside the town limits are a number of shopping centers with supermarkets, drug stores etc but there are currently no significant commercial or retail parcels under construction. The town has a master plan with those areas allocated and restrictions on what goes where so it will be interesting to see what is coming. Don’t expect large big box stores in Archer Lodge anytime soon…
Developments have been slowly edging closer to the mostly rural area of Archer Lodge and not far away are two of the largest residential developments in Johnston County.
A recent article in the News and Observer newspaper about the growth in Johnston County called it (the county) a pot about to boil over with industrial growth, highway improvement projects and an abundance of land to build homes on. The study engineers made a note of Archer Lodge as a perfect example of a town that could set the tone for the coming growth if they get out ahead of it now. A smart growth plan that could be implemented now in a town that is in its infancy stages would include working with developers and having guidelines in place for subdivisions that connect and have multiple entry points thus reducing the amount of roads emptying onto the highways. With basically a blank slate to work with the town could be a poster child for reducing traffic congestion which the report states is expected to grow despite the constant widening and improvements made to the highways feeding into the county.
Located about 25 minutes from Downtown Raleigh, Archer Lodge residents have the luxury of living in a quiet rural setting (for now) while close to countless restaurants, entertainment, sporting venues and festivals that Raleigh has to offer.
Within commuting distance from Raleigh Durham International Airport and Research Triangle Park, Archer Lodge is popular with folks who don’t mind the drive when they can find a home that offers a lot for the money. There is a growing industrial section in Clayton and surrounding parts of the county that is bringing workers offering well paying jobs to the area and many are looking at homes in Archer Lodge. This is the preferred way for both towns to grow, having people work close to their homes, reducing commuting times and congestion.
So what type of home can you buy in Archer Lodge? Not that long ago the average 3 bedroom single family home in the town cost around $200,000. With the growth all around it and land prices going up that average price is now considerably higher. The homes available though are still some of the best values in the Triangle. Where you can get a semi custom built home built by a local builder on a large lot with the features a lot of home buyers are looking for. 3,4,5 bedroom homes with open floor plans, bonus rooms, screened in porches, fireplaces, 2 and 3 car garages are all being built around the town. Most of the town has a Clayton mailing address or a Wendell address which makes it tricky to search for homes using the town as a criteria. You could do a map search and a local real estate agent would be able to advise you of what subdivisions and homes are in the town limits.
