Absolutly, is the short answer, no two homes are the same even if they are the exact same floor plan built by the exact same builder using the exact same materials.
How can a builder charge more for the same home?
How much the builder pays for the land the house sits on is one of the main determining factors in why you would pay more for a house in Cary than you would in Fuquay Varina and why you would pay more for a house in Holly Springs than you would in Clayton.
Is the Home in a Hot Market?
The other factor that determines why you might pay more for the same house is market conditions, all real estate is local and local can mean a town, a section of town or even a neighborhood in town. There are neighborhoods in the greater Raleigh area that sell houses like hot cakes, so you can be sure the prices are going to be higher in there…supply and demand.
Are all floor plans created equal?
Along with land costs, labor costs, new home builders have different levels of granite, flooring, fixtures and appliances, and when you compare one house to another you need to make sure you are comparing apples to apples. A level 1 granite versus a level 3, harwood floors versus engineered, tile versus laminate. These are all important factors when choosing between floor plans, builders and communities. I recently showed new homes in Holly Springs to a client and the same new homes in Clayton would have been anywhere between $20,000-$30,000 less! Go over to Cary or Chapel Hill and it could be $50,000- $60,000 more for the same floor plan.
Would saving $30,000 on your new home make you move?
Most of the time there are other factors to consider when choosing to buy a new home. Schools, jobs, commuting, shopping are all factors when determining where to live and sometimes the price of your new home becomes secondary to these factors. The greater Raleigh area has lots of towns from Chapel Hill to Smithfield, Clayton to Wake Forest and in a lot of cases you will find new home communities with the same builders, building the same floor plans but with different prices.
