Raleigh, Cary..Who’s Next
The cities of Raleigh, population of over 400,000 and Cary population of about 130,000 people are pushing out into the burbs and towns like Apex, Holly Springs, Knightdale are already in growth mode trying to keep up. The smaller towns on the outskirts are now in the sights of developers and builders looking for land that’s affordable and build able. Some of these towns have seen smaller developments of homes get built but the big ones have not come yet.
Small Towns, Big Cities
There are towns like Zebulon, Rolesville and Wilson’s Mills with between 1000 and 6000 people and some like Clayton and Fuquay Varina are in the 8000 to 17000 range. Not all of these towns will experience huge growth, some will grow at a much faster rate than others. Location and proximity to highways are two factors that will play a part.
Half The Way There
Take Zebulon for example, it now has its first Master Planned Development in Weaver’s Pond. A community of about 650 homes which has a junior Olympic size swimming pool, cabana clubhouse, two stocked ponds and sidewalks to walk to the neighborhood elementary school. Homes start in the $180’s with 3,4 and 5 bedroom homes available. Why Zebulon you might ask. The town is equal distance from Raleigh and Rocky Mount and Raleigh and Wilson and now thanks to the highway system of 64/264 and I 540 commuting has never been easier.
Sleepy Towns No More
Wendell is another town that could see its population almost double if the stalled development knows as Wendell Falls gets a new lease of life after it was purchased by the development company that is developing Briar Chapel in Chatham County. This was originally a huge master planned development of almost 4000 homes just south east of the town of Wendell a sleepy suburb of Raleigh with about 6000 people. This mix of commercial and residential could take 10 years to complete.
